Mortgage Rates at their Best
Well Golf Savings mortgage rates are a step in the right direction. Mortgage Rates have continued their decline lower. As many of you have probably heard, Golf Savings Bank is offering 3.875% to any buyers who purchase New Construction homes from any of our Builders, throughout the Seattle area. The buyer must be utilizing a Conventional Loan and be purchasing as a Primary Residence or Second Home. I have attached a list of the projects that qualify for this “Builder Special.” Mutual Acceptance must occur before April 15th. Please let me know if you have further questions or if you have a client who needs to be Pre-Approved for this great opportunity.
Although Mortgage Rates have continued to decline, it it unlikely for rates to move much lower. Supporting my stance, last Friday, Jack Koskinen, interim CEO of Freddie Mac, said that home loan rates are near the bottom and any further decreases will be small. He made this comment after attending the meeting between President Obama and the CEO’s of financial services companies on Capital Hill. So for those of you that have been on the fence its time to get off that fence and make a purchase you won’t regret it. Their is so much to gain in this market great rates, down payment assistance, and money back for the government once you’ve sealed the deal.

I have been in real estate now for 10 years and I’ve never seen a market like this one. Great time to buy terrible time to sell Donald Trump’s quote… the three D’s of the sellers death, divorce, & debt. There are some secrets to this market one simply is this will pass the other is working hard and remain positive. Trying to stay ahead in pricing curves. We can position a house this week and two weeks from now the position could be different. Also fewer days on market and a lower list-price-to-sales price ratio. The average is about 3 percent, and ours ratio is less than 1 percent. You can’t control the market, but you can control how we react to it. Focused quite a bit more on new construction. Builders are hugely motivated because they have secured these neighborhoods with their personal assets. They are very motivated not to lose their own homes and everything they’ve worked for years and years to build up. Fear of the economy to much negative news makes pepole afraid to get into the market. know what they say nothing ventured nothing gained.

Edmonds Wa Rocks!!
Spike and the Impalers
Last Friday night we had the pleasure to here Spike and the Impalers at the Edmonds Center of the Arts. This was the first time they performed at the Center and it was “Sold Out”. Actually this was my first time seeing them live. I’m an avided listener of the Bob Rivers show and heard that they were playing in Edmonds which is in my own backyard, yea its home. So the wife and I ran down to the Edmonds Center of the Arts where they were actually passing out ear plugs, yes ear plugs. We couldn’t believe it I said if they were as good as I’ve heard that I would with-stand my ears ringing a little while. Man was it worth it Spike and the Impalers are the real deal, sounds like you’ve got ACDC, Who, and Van Halen over for a Friday night jam secession, how lucky is that. What a way to kick off the weekend I could go on and on but you might think its been a while since I heard a great cover band skip the cover band thing, just a great band in this area period. Stacy where did you get those Ab’s girl, oh I mean that voice thanks for gracing Edmonds with your presence and hookin up with these guys again. Oh don’t let forget to mention the Shorecrest High School bagpipes that was off the hook. Maybe we can get them for the Taste of Edmonds, what to think Edmonds.

Edmonds Real Estate Nightmare
Well it was the night before inspection and all through this house very much was stirring and lurking about. This is a good reason why every home owner should have a thorough home inspection. This is a true story and just happens to be a property in Edmonds. A Young couple purchased a home in Talbot Park located in Edmonds Wa. They thought they had done a thorough inspection of the property inside and out, seller had advised them that there was new plumbing, sewer, and electrical. After one month of living there they noticed water and sewage backing up in their downstairs bathroom. This lead to a more thorough investigation of he sewer line to the house which they found it was not properly connected to the sewer line that leads to the street connection not good. The contractors bid was from 10,000 -$50,000 moral to this story is if your purchasing a older home you can and should have the sewer line checked out it doesn’t cost much $85.00 to $300.00. Its done by running a camera down through the sewer line form inside the house all the way to the street. You can find out if your sewer line has cracks in it or in this case is not connected!! Our deal wth something like these photo’s

Edmonds home sales, days on market, average price, and percentage of home that sold within 100% of sales price. Edmonds has at least 97 homes for sale $350,000.00 and under first time buyers can now afford to purchase a home in Edmonds Wa for less than they could a year ago. Edmonds Street Closure will affect Waterfront Traffic
Edmonds Waterfront
For the next two weeks West Dayton St will be closed for the installation of underground sanitary sewer piping and manholes just east of the railroad tracks, according to a statement from the city.
The closure will effect vehicle and bus traffic. From March 2 through March 16th West Dayton Street in Edmonds will be closed to through traffic at the railroad tracks. During this closure, drivers are directed to use Main Street as an alternate route to gain access to the waterfront. Community Transit riders will not be picked up or delivered on West Dayton Street and are being re-routed to Railroad Avenue. You’ve been warned folks have a great rest of the week!!

Its been a long time since Edmonds and the greater Seattle area has experienced a winter such as this one. 10 years to be exact I remember it well I lived in Kingston Wa at that time and was snowed in just as I have been for the last four days.
